Should you wait for the Budget before Selling?

13/10/2026
With the Autumn Budget set for Wednesday 28 October, many homeowners across Shotley Bridge, Consett and the wider County Durham area may be asking the same question: should we hold off putting the house on the market until we know what's going to be announced?
It's an understandable instinct. But before you press pause, it helps to separate what is known from what is guesswork.
📌 What has been ruled out
The Prime Minister has indicated that stamp duty will not be changed or scrapped in this Budget, and that there are no plans at this stage to replace stamp duty and council tax with a single annual property tax.
For most people moving home, that suggests the property purchase costs they are planning around are unlikely to change immediately following the announcement.
📰 What is still speculation
There has been discussion about possible changes to capital gains tax and the council tax surcharge on high-value homes in England, which is due to start in April 2028 for properties worth £2 million or more.
These additional changes have not been confirmed. It's also worth remembering that capital gains tax does not normally apply when you sell your main home, provided the conditions for Private Residence Relief are met, so most homeowners selling their main residence would be unaffected.
⏳ The cost of waiting
Selling a property takes time. Rightmove's latest figures suggest the average time to find a buyer is just over two months, and the legal process can take a few months more.
If you list your home now, you could realistically be moving in early 2027. Waiting until after the Budget and the Christmas period could push your plans further into spring.
There's another point worth considering. Some buyers may also be taking a wait-and-see approach, and once the announcement is out of the way, they may return to their property search with renewed focus.
Sellers who are already on the market, with professional photography and viewings ready to go, could be well placed to attract that interest.
🏡 A sensible middle path
If you're not quite ready to launch, use the next few weeks to prepare. Arrange a valuation, gather your property paperwork and take care of any small repairs you've been putting off.
That way, you'll be ready to bring your home to market when the timing feels right, whether that's before the Budget or shortly afterwards.
Budgets come and go, but the reasons people move, such as a growing family, a new job or the wish for less upkeep, rarely change because of one announcement.
