Finders Fee

1 months rent    (maximum fee of £650)

A finders fee will be charged to the landlord upon successfully finding a suitable tenant for them. This charge covers all marketing costs such as To Let board and internet advertising as well as drawing up a Assured Short hold tenancy, obtaining signatures from the tenants, arranging for the first months rent and bond to be paid directly to ourselves and then forwarded to the landlord minus our fee.

Property Management

12% of monthly rental income ie if the rent is £450pcm the management fee would be £54
The management service we provide includes move in inspections including meter readings, property inspections at regular intervals, registration of the bond with Deposit Protection Services, collection of rent each month and forwarding onto the landlord or his bank, check that all CP12’s are up to date and renew where necessary, liaise with tenant regarding any maintenance issues or breakdowns at the property and seek quotations to present to the landlord, move out inspections including meter readings, we would also contact your tenant when the tenancy is due to expire to see if they would like to renew it and advise you accordingly.

Gas Safety Certificates (CP12)


CP12 is a legal requirement and must be renewed every 12 months

Energy Performance Certificates (EPC)


A legal requirement which we must have to commence marketing. Would need to be renewed every 10 years.


Registering of bond with Deposit Protection Services
